I am a 15-year real estate investor and recently took over property-management duties. I am a licensed agent and very familiar with Central Texas from North Austin to Temple, Tx area. There are minimal self-perform functions: paint touch-up, cleaning. I rely on qualified contractors and coordinate with tenants to not inconvenience too much. Always inspect the work performed. I vet maintenance requests and determine the best course of action (repair, replace, etc.).
